Property Details
Sit on your west facing deck and watch sunsets over the islands of Muscongus Bay. Sunlight on the water filters through trees and there are a few areas of open water visible. Walk 50 yards down the hill to your dock and row out to your mooring where you can moor a good sized boat in a picturesque cove (see picture), or kayak among the islands in sheltered inlets.
I bought this house almost 9 years ago, when it was the only place in the area with water priced below a half million, and it still is, with the exception of a one bedroom next door which is now selling for 199K. Even though it was nice new construction with Anderson windows, I gutted the interior and laid it out with wood floors, butcher block counters, new baths and other extras. The exterior was changed 4 years ago to cedar shake shingles. It appraised for a refinance 6 years ago for 240K, and then I put 10k more into the shingles and some other custum work. Before the housing drop it was appraising for over 3000k before housing slump, and it will easily appraise for the 260K asked now (please don't contact me if you are planning to offer a lower price). The land is about an acre and more construction such as a boat house could be done. Great neighbors, some summer folk, some lobsterman.
Taxes 1,700 per year. Great fishing and sailing community of 900 people, quaint old village with village store and harbor.
If you are looking for a traditional Cape you can see from the pictures this is not it, but it has its own charms. The "great room" (kitchen and living) and a small bedroom, large bath, are upstairs (and laundry area), with master bed/bath and den/3rd bed downstairs. This affords views from the many west facing windows of the water, and this style house is common on lakes to optimize the views over dunes or trees.
Will sell with most of furniture , kitchen items, so you can vacation right away. Tastefully done by professional designer with a modern colorful palat, nothing crazy. Will loan one of my motorized 'skiffs' the first summer to get you on the water fast. |
